San Diego Veterans: You May Be Leaving Money on the Table

The VA loan benefit is one of the most valuable perks of military service โ€” and many eligible veterans aren't using it.

San Diego has one of the largest veteran and active-duty military populations in the country. Between Camp Pendleton, Miramar, 32nd Street Naval Station, and other installations, we have tens of thousands of service members and veterans in the area. And yet, I regularly meet veterans who have never used โ€” or even fully explored โ€” their VA loan benefit.

That's a significant financial opportunity being left on the table. Let me explain why.

What Makes the VA Loan So Valuable

The VA loan is arguably the best mortgage product available to American consumers. Here's why:

  • Zero down payment required. In San Diego, where median home prices exceed $900,000 in many areas, saving a 20% down payment means accumulating $180,000 or more. The VA loan eliminates that barrier entirely.
  • No private mortgage insurance (PMI). Conventional loans with less than 20% down require PMI, typically $100โ€“$300/month or more. FHA loans require mortgage insurance for the life of the loan. VA loans have neither. That's real money back in your pocket every month.
  • Competitive interest rates. VA loans typically offer rates at or below conventional loan rates, despite requiring no down payment.
  • No loan limits with full entitlement. If you haven't used your VA benefit before (or have paid off a previous VA loan), there's no cap on the loan amount. You can buy a $1.5M home in Carlsbad or La Jolla with zero down.
  • Flexible credit guidelines. VA loans are generally more forgiving on credit scores than conventional loans.

Who Qualifies?

VA loan eligibility extends to a broader group than many people realize:

  • Veterans who served at least 90 days of active duty during wartime, or 181 days during peacetime
  • Active duty service members
  • National Guard and Reserve members with at least 6 years of service
  • Surviving spouses of service members who died in the line of duty or from a service-connected disability

Common Reasons Veterans Don't Use Their Benefit

"I didn't know I could use it on an expensive home." โ€” With full entitlement, there's no cap. "I heard sellers don't like VA loans." โ€” This misconception is fading fast. In my experience, well-priced offers from pre-approved VA buyers close on time just like any other loan. "I already used my VA benefit." โ€” You may be able to restore your entitlement, or use remaining entitlement for a second purchase. It's worth checking.
